How long does it take to buy a house?
While the timeframe for house hunting can vary greatly for each buyer, the typical timeframe in KC from an accepted offer to closing is 30 to 45 days. This can vary depending on the lender you are using, and what loan program you qualify for.
Why do I need to get preapproved with a lender?
It is very important to talk to a local lender and get an application for a mortgage in right away when considering buying a property. This is an important first step so you can know your true buying power. How much of a loan you can get, and what type of loan program you will use, determine a lot about what houses we can show you in your search.
What is the difference between banks and local lenders?
At KC LOCAL HOMES, we encourage you to get approved with a local lender. We have a variety of lenders in the area we know and trust, and have worked with in the past. You are welcome to get approved with whoever you want, but we will always encourage it to be a local lender as they generally have more competitive rates and loan programs. Banking institutes are financial institutes that do a variety of services, while local lenders are specialized in mortgages and real estate lending.
What is earnest money?
When making an offer on a home, it is typically expected to put down an Earnest Money Deposit. This is usually around 1% of the purchase price, and is a good faith gesture to the seller of the property that you are serious about your offer. Unless the transaction is cancelled, this money will be applied to your down payment at closing.
Do you have an administrative assistant?

Do you offer a guarantee?
Yes, if you are unhappy with our services for any reason, or feel we are not representing you fully, we will gladly release you from any exclusive agency agreement we have in place. (We ask for this request in writing with a twenty four hour turnaround.)
